UAE Investor Visa: Requirements, Cost & Process

The UAE Investor Visa is the residency route built for people who own their UAE business outright, or who’ve put money into UAE real estate. It’s often used loosely to mean the same thing as a Partner Visa, but there’s a real distinction underneath the overlap.

Investor Visa vs Partner Visa: where the line sits

Investor Visa

issued to sole proprietors, 100% owners of a company, or free zone investors. No co-shareholders involved.

Partner Visa

issued to shareholders in a multi-owner mainland structure like an LLC, where ownership is split and documented on the Memorandum of Association.

Both carry near-identical residency benefits: self-sponsorship, family sponsorship, and the ability to open personal and corporate bank accounts. The classification comes down to how your company documents record ownership, not to any real difference in what the visa lets you do day to day.

Business ownership.

You register a company (mainland or free zone), and your shareholding in that company qualifies you for residency. Mainland sole establishments typically need a minimum share value around AED 72,000, while free zone packages range from roughly AED 15,000 to AED 50,000+ depending on the zone and activity.

Property investment.

Since April 2026, the Dubai Land Department removed the minimum property value requirement for sole owners applying for the standard 2-year investor visa. If you jointly own a property, each owner still needs a share worth at least AED 400,000. The property has to be complete, registered with the DLD, and located in a designated freehold zone.

Both paths lead to the same visa category, they just get you there through different qualifying assets.

What it costs

Company-based route

government fees for the visa itself run roughly AED 3,500–6,500, separate from company formation and trade license costs. That's the GDRFA processing, status change or entry permit, medical test, and Emirates ID bundled together. Add company setup, and total cost for someone starting fresh typically lands in the AED 12,000–25,000 range.

Property-based route:

the DLD's Taskeen fee schedule for a 2-year property investor visa is AED 10,212.50 for the main applicant, an all-inclusive figure covering DLD service charges, GDRFA residence permit issuance, medical exam, and Emirates ID. Health insurance is billed separately, usually AED 800–1,500 a year.

Family sponsorship

each dependent needs their own medical clearance and Emirates ID, so factor in per-person costs if you're bringing a spouse, children, or parents along.

Most applications clear in two to four weeks from submission, assuming documents are complete and there's nothing flagging the license or property status.

Why the Investor Visa route matters long-term

A standard Investor Visa runs for two years and needs full reapplication at renewal, fresh medical test, fresh Emirates ID, fresh fees. If your business or property investment scales toward the AED 2 million threshold, it’s worth comparing this against the 10-year Golden Visa, which removes the six-month return requirement and offers considerably more stability for anyone who travels often or plans to stay long-term.

How we help

We handle both routes end to end: company formation and trade license setup for the business path, or coordination with your property purchase and DLD registration for the real estate path. From there, we manage the entry permit, medical scheduling, Emirates ID, and final visa stamping, and flag early if your setup would actually be more cost-effective under a Golden Visa or Partner Visa structure instead.

FAQs

Frequently Asked Questions

An Investor Visa is for sole company owners or free zone investors. A Partner Visa is for shareholders in a multi-owner mainland company. Benefits are largely the same.

Company-based government fees run roughly AED 3,500–6,500, excluding company formation. The property-based 2-year visa carries a DLD fee of AED 10,212.50.

No, as of April 2026, sole owners no longer face a minimum property value requirement for the standard 2-year visa. Joint owners need a share worth at least AED 400,000 each.

Yes. You can sponsor a spouse, children, and in many cases parents, though each dependent needs their own medical clearance and Emirates ID.

Typically two years for the standard route, renewable as long as your company or property investment remains active and compliant.

Not directly under the investor visa itself. You can operate the business tied to your license, but working for a third-party employer requires a separate employment visa.

GDRFA’s digital system automatically checks license status. An expired or suspended license blocks visa renewal until the license itself is renewed.

Often yes at the setup stage, since free zone packages can start around AED 15,000, while mainland minimum share values run higher. Free zone licenses do come with restrictions on trading directly within the mainland market.

Typically two to four weeks from submission, depending on documentation completeness and whether you’re applying from inside or outside the UAE.

If your investment is under the AED 2 million Golden Visa threshold, the Investor Visa is your route. If you’re near or above that threshold, the Golden Visa often works out cheaper over time and removes the biennial reapplication cycle.
